Gurgaon-Sohna Set For Big Connectivity Boost

The completion of the 246 km Delhi- Dausa-Lalsot stretch of the 1386 km long Delhi- Mumbai Expressway (set to be fully operational in a year’s time), has put Gurgaon- Sohna realty in the fast lane. In fact, with Dwarka Expressway also getting completed this year, the region is set for a big connectivity boost.

What makes the 8-lane access-controlled Delhi- Mumbai Expressway (touted as the crown of flagship Bharatmala Road Infra Scheme) stand out, is that it is the longest greenfield expressway in the country. The DND Flyway Delhi to Mumbai Expressway via Gurgaon-Sohna- Dausa-Vadodara has a 129 km portion that passes through  Haryana.  This will boost Gurgaon and Sohna connectivity within NCR and beyond to Rajasthan, Gujarat, and Maharashtra.

This significant infrastructural development will massively transform the landscape of Gurgaon realty and the Sohna micro market. Gurgaon has emerged as the Numero Uno real estate destination of NCR  in 2022 with yearly home sales doubling with all price categories of affordable, mid-income and luxury contributing to it.

The inauguration of the Delhi- Dausa-Lalsot stretch by Prime Minister Modi and the upcoming link road from the expressway between Bandikui and Jaipur, will considerably help decongest NH8. This will make commuting for the residents of New Gurgaon sectors along NH8 much easier and faster, thereby propelling real estate growth.

It is an open fact that the growth of any real estate destination largely depends on that area’s connectivity, besides physical and social infrastructure, established residential and commercial developments in the neighbourhood and its proximity to corporate and industrial hubs. These key factors significantly influence the price of a property and its future appreciation. Sohna scores are high on these parameters. The area is contiguous to South Delhi and Gurgaon, besides providing access to Palwal, Faridabad, and Alwar. As an affordable destination, Sohna has seen considerable price appreciation over the years. The operationalization of the 6-lane Sohna elevated road a year back significantly contributed to property appreciation. According to a recent Anarock report, average rents for 1000 sq ft  2 BHK flats on Sohna Road rose 14% between 2019-22, higher than Chembur Mumbai at 13% and equal to Sarjapur Bangalore.. Sohna’s upcoming connectivity with Yamuna Expressway will not only boost the fortunes of Sohna but the entire Sohna Road stretch of New Gurgaon.

The Mumbai-Delhi Expressway will be a major catalyst in bringing down the logistics costs from about 13% of the GDP  to a global standard of 7-8 %. This will further provide a big impetus to the logistics and warehousing asset class as Gurgaon- Sohna region has already emerged as a potential corridor for it. The region enjoys superior connectivity through NH8, KMP, and SPR. As Delhi- Mumbai Expressway and Dwarka Expressway become operational within a year, they will further scale up connectivity, putting Gurgaon-Sohna real estate on a high growth path.
